HAVING A HOME BUILT

The nature of home building has changed over the years. Now with the development of large planned communities most developers no longer require periodic draw payments but rather require a down payment to bind the contract and then a final settlement at title transfer. 

Because of this, there is no longer the opportunity to perform draw inspections. As the buyer you still want to know how the construction is progressing and it always helps to have a second set of eyes looking over the construction as it proceeds.

Recently, developers have placed exceedingly stringent requirements on buyer's inspectors which effectively block us out of the process. For instance, one local developer requires one million dollars of general liability insurance although our state requirements is $300.000 and to be placed as an additional insured before an inspector can set foot on the property.

Because you as the buyer have no financial stake in the construction other than a bound contract, you can not require the builder to allow your inspector entrance.

We can perform photo documentary services during the construction of your home and give you guidance regarding what we have photographed. Our services are very flexible, giving just the amount of guidance you prefer. Our fees can be based per site visit or as a lump sum for pre-agreed scope of service.
